FAQs

Before appropriate water mitigation begins, it’s very important to determine the classification of water involved. There are 3 different types of water that cause property damage and each type requires potentially different methods of mitigation.

Clean water– this source type (or category 1) applies to water that does not contain outside contaminants. Sources may include broken water lines, toilet tanks, snow melt and rainwater. When damage from clean water is promptly mitigated it poses very little health risk, but over time (approximately 48 hours) certain contact with building surfaces and outside contaminants, clean water can progress to category 2, or gray water.

Gray water– This source (or category 2) applies to water that may pose some health risks as it contains biological or chemical contamination. Sources may include discharges from dishwashers, washing machines, sinks/showers and aquariums. Again, if this type of damage is not immediately mitigated, gray water can progress to category 3, or black water.

Black water– This category 3 source applies to water that is a health risk. Sources of black water presumably contain multiple potentially harmful contaminants. These sources may include mud/floodwaters (containing soil) and water which may have come in contact with sewage. Considered pathogenic to humans, raw sewage is contaminated with microbes, including bacteria, protozoans, fungi/molds and various viruses. Exposure to certain black water may cause dangerous diseases, including Cholera, Typhoid, Hepatitis, and gastroenteritis related illnesses. Contamination and property damage caused by this category 3 water source (black water) should be taken seriously and professional mitigation efforts should be taken.

If left unresolved, even a small amount of water damage can develop mold spores in 24-48 hours, which can be effectively eradicated when promptly treated. In certain conditions, advanced mold colonization occurs in 3- 12 days.

The level of damage and loss always differs because no two properties are identical or affected the same.   1. BE SAFE- if water damaged has occurred in areas that include electrical appliances, STAY OUT OF THE AREA to avoid risk of electrocution
  2. If you can safely stop the flow of water to other surfaces by shutting off the water main or containing water with buckets – that may help save other property from damage
  3. If you can safely remove furniture, electronics or other belongings out of the path of the water, it will likely prevent additional loss

Water moves fast so time is critical. While towels, wet/dry vacuums and house fans are useful to clean up noticeable moisture, those items are not able to extract moisture from drywall, wood, wall coverings, flooring, furniture and electronic appliances.
